Drive time from our Scottsdale base: roughly 20-25 minutes north. North Scottsdale is core territory and we work in DC Ranch, Silverleaf, and the surrounding communities regularly.
HOA and community design review is part of the job here, and we treat it that way. DC Ranch, Silverleaf, and the other master-planned communities in North Scottsdale have architectural guidelines governing exterior lighting - fixture visibility, color temperature, aiming and spill, and what is permitted seasonally versus permanently. Ignoring that is how homeowners end up with a rejected application, a removal notice, or a plan they have to redo.
So we design to the guidelines from the start: fixtures selected for low visibility and appropriate color temperature, aiming and shielding planned to control spill, and documentation prepared so your submission is straightforward. If your community has specific requirements, tell us on the walkthrough and we will design to them rather than to our default. We would much rather adjust the plan than create a problem for you with your community.
Desert-appropriate restraint, which is usually what the guidelines want anyway. Warm white and amber, architectural wash following the building's real lines, precise uplighting on specimen plants and palms, controlled spill. That aesthetic is both what looks right on these houses and what generally passes review - the two goals point the same direction here.
UV specification and monsoon sealing throughout. Desert sun degrades consumer-grade fixtures and monsoon finds unsealed junctions. Everything is UV-rated for outdoor exposure and every junction is sealed and outdoor-rated.
Community gateways and common areas. We also work with community associations directly on gateway, entry monument, and common-area lighting programs - there is an existing DC Ranch community gateway project in our portfolio.

Permanent lighting in a master-planned community
There is a specific reason permanent lighting works well in DC Ranch and Silverleaf: it is designed once, reviewed once, and then it is simply part of the house.
A seasonal install is a recurring event every year - crews on the property, temporary strand visible, and in some communities a recurring seasonal-decoration compliance question. A permanent architectural system, designed to the guidelines and approved once, disappears in daylight and produces no annual event at all. Warm white as the standing setting is architectural lighting, which is generally how the guidelines treat it, and the holiday capability lives in software rather than in a temporary installation.
That is a materially easier ownership experience in a community with active design review, on top of the twelve-month outdoor-living value that applies everywhere in this metro.
